How long does an EPC last in the UK?+

An Energy Performance Certificate is valid for 10 years from the date of issue. You can hold an EPC for a property indefinitely once it's issued, but you'll need a fresh one to sell or let the property once the current certificate expires.

How much does an EPC cost in Manchester?+

What is the minimum EPC rating for a rental property?+

Under the current MEES (Minimum Energy Efficiency Standards) regulations, private rented properties in England and Wales must have an EPC rating of E or above. Proposed changes may raise this to a C rating for new tenancies from 2030.

How long does an EPC inspection take?+

A typical domestic inspection takes 30–60 minutes. For a small flat it can be as quick as 25 minutes; larger family homes and HMOs may take up to 90 minutes.

What does the assessor look at?+

Your assessor measures room dimensions, records construction type, insulation, heating system, hot water, ventilation, glazing and lighting. They photograph key elements such as the boiler, meter and loft insulation. No walls or fittings are touched.

Can I improve my EPC rating?+

Yes. Common improvements include loft and cavity wall insulation, upgrading your boiler, adding LED lighting, double or triple glazing, and installing smart heating controls. Your certificate includes tailored recommendations.

Do I need a new EPC if I've renovated?+

Not legally, but it's worth commissioning a new one after major work — upgraded insulation, a new boiler or solar panels often bump your property up a band, which helps at sale or re-let.

Can I book an EPC for a rental with tenants in situ?+

Yes. We coordinate directly with your tenants or letting agent to arrange a convenient inspection slot. Just add tenant contact details or key-safe access notes on the booking form.
